The area closed to the railway station is characterized with a mixture of industrial plants, housing and intensive transport. The large part of the territory has a bad image, but an advantageous position in relation to the city core. The questions of new using of brownfields, the consequences of the second demographic transition as well as special conditions of the housing market are taken into account.
