The aim of the paper is to answer the question whether there is any significant difference in physical housing conditions and in access to housing (i.e. in housing availability) between Prague and the rest of the Czech Republic, and similarly, between Zagreb and the rest of Croatia. Standard indicators of housing availability and affordability were used for the purpose of evaluation.

Práce se soustředí na odhalení případných disparit ve fyzické i finanční dostupnosti bydlení mezi hlavními městy a republikovým průměrem v České republice a Chorvatsku. Částečně jsou mapovány možné příčiny vzniku disparit a vlivy opatření bytové politiky na prohloubení či naopak odstranění existujících regionálních rozdílů.
