Cílem analytické části knihy byla prezentace výsledků řady sociologických výzkumů provedených za cílem najít hlavní faktory v pozadí nízké finanční dostupnosti vlastnického bydlení v Praze. Tyto faktory byly hledány jak na straně poptávky, tak na straně nabídky bydlení. Detailní analýza nabídky bydlení (bytové výstavby) by mohla být významným příspěvkem k obecnější diskusi nad efektivitou trhu bydlení.

The goal of the analytical part of the book is to present the main findings from the range of sociological surveys on factors of low financial affordability of owner-occupied housing in Prague. The factors behind high house prices in the capital city are looked for both at the demand as well as at the supply side of the housing market. The unique detailed analysis of the housing supply (housing construction) may serve as a contribution to more general discussion on housing market efficiency.
